Location and Context

The proposed development is located on a 0.2-hectare site on the western side of Hayes End Road, near the entrance to Uxbridge Road, in the town of Hayes, within the London Borough of Hillingdon. The site is currently occupied by a mix of single and two-storey commercial buildings, with a two-storey brick structure fronting Hayes End Road and industrial warehouse buildings to the rear. The site is enclosed by various neighbouring properties, including apartment blocks and commercial units.

Architectural Vision

The scheme aims to transform the existing industrial site into a vibrant residential development, providing high-quality apartments over four storeys. The design carefully considers the surrounding context, responding to the existing building line and massing to ensure a harmonious relationship with neighbouring properties. A key architectural feature of the proposal is the setback at the third floor, which reduces the overall massing and offers generous balconies for the apartments. This design strategy is in line with pre-application advice, ensuring the building integrates seamlessly into the streetscape.

Landscaping and Amenity Spaces

Landscaping plays a crucial role in the proposed development, with a strong emphasis on creating meaningful communal amenity spaces for residents. A large ground-floor amenity area, spanning 153.4 square metres, will serve as a visual landmark and a landscaped recreational space.

The south-facing communal garden is another key element, offering spaces for residents to relax, socialise, and enjoy the outdoors. The garden is designed to interact with the private terraces, encouraging natural surveillance and a sense of ownership among residents. These thoughtful design features not only promote well-being but also ensure that the development is a high-quality addition to the area.

Sustainability and Quality of Life

The proposal includes sustainable features such as cycle storage, car parking, and refuse storage at ground level. The development will also provide a mix of private and communal amenity spaces, designed to enhance the quality of life for residents. By transforming the current hard-standing, car park-dominated site into a green, active space, the project aims to significantly improve the local environment and contribute positively to the Hayes community.

This project represents a significant opportunity to redevelop a site that currently detracts from the local area into a thoughtfully designed residential scheme that aligns with the needs of modern living while respecting the character and context of Hayes.
