We are thrilled to announce the upcoming development in the picturesque village of Capel-le-Ferne, located at the edge of the Kent Downs Area of Outstanding Natural Beauty (AONB). This carefully considered project aims to deliver 16 new homes that harmonise with the natural surroundings and meet the needs of the local community.

Thoughtful Design Strategy

Our design strategy has been meticulously crafted to respect the unique setting of Capel-le-Ferne and the Kent Downs AONB. One of the primary goals is to create a layout that integrates seamlessly with the existing landscape. To achieve this, we are committed to retaining as many existing boundary trees as possible and enhancing the green buffers along the site’s perimeter. This approach not only preserves the natural beauty of the area but also provides residents with a sense of connection to the surrounding environment.

Access and Layout

The proposed vehicular access will be positioned off Cauldham Lane, in line with the approved outline planning consent (ref: 23/00401). The development will feature a central spine road around which the new homes will be located. A beautifully landscaped green amenity area will surround the perimeter of the site, creating a serene environment for residents.

The layout is designed to maximise the natural views and ambiance of the area. Homes along the southern edge of the development will be oriented to take full advantage of the stunning countryside views, while those along the northern edge will front onto the central spine road, creating a cohesive and well-integrated community.

Architectural Inspiration and Material Palette

To ensure the development enhances the architectural heritage and identity of Capel-le-Ferne, we have drawn inspiration from the traditional materials found within the Kent Downs AONB. The street elevations will feature a mix of materials commonly seen in the local vernacular, including red brick, clay and slate roofs, and weatherboarding. This thoughtful selection of materials will create a timeless aesthetic that complements the surrounding landscape.

Design Parameters and Scale

During the Outline Application Stage, a set of design parameters was established to guide the development. These parameters were carefully formulated to ensure that the proposals are well-suited to the site and adhere to the highest standards of good design. In accordance with the approved Parameter Plan under the Outline Planning permission, the built form of the development will not exceed two storeys in height.

The scale of the development has been carefully considered to align with the site’s location and the surrounding built form. The structures within the development will range from single-storey garages and carports to two-storey dwellings, ensuring that the development is in keeping with the character of the local area.

Housing Mix

The development will offer a diverse range of homes to cater to different needs, including:

  • 1x 2-bed house
  • 9x 3-bed houses
  • 5x 4-bed houses
  • 1x 5-bed house

This mix of housing types will provide options for a variety of residents, from small families to those seeking larger homes.
