The site layout has been carefully developed to be respectful of the site’s setting at the edge of Capel-le-Ferne and the Kent Downs AONB. It is proposed that the layout will retain the rural character of the surrounding area, with large gardens, grass verges, open amenity space and sensitively integrated car parking integrated into the scheme.
The opportunities and constraints, which are identified earlier within the document have shaped the site layout, which is set around a rural shared surface access, forming a sympathetic addition to the village of Capel-le-Ferne.
The site boundaries are proposed to be reinforced and enhanced through strategic landscaping to provide a strong buffer. Prominent hedgerows at the boundaries as well as along Cauldham Lane, screen the development, maintaining privacy and mitigating impact on the character of the surrounding area. The landscape buffer to the north and south-western boundaries reinforces the existing boundary foliage and provides suitable screening of the proposal from the surrounding countryside and AONB beyond.
Outdoor amenity and open space is also provided along the periphery of the site for future residents, these landscaped areas incorporate pathways to enhance wayfinding and placemaking, exploiting key views from and within the site. Prominent dwellings, located at key points, become features through the use of active façades and materials.
