Located at the junction of Beaver Road and Norman Road, just south of Ashford town centre, this development reimagines the former Ashford International Sports and Social Club site into a modern, community-focused residential scheme. The area, characterised by a mix of terraced housing and light commercial premises, offers strong transport links—just a 20-minute walk to the town centre and 54 minutes by train to London—making it a highly sustainable and connected location.

The proposal delivers a thoughtfully designed layout that places residential accommodation along the street frontages, respecting and reinforcing the existing urban grain. Parking is discreetly set to the rear, accessed via the retained vehicle entrance on Norman Road, while generous pedestrian access points from both streets create a welcoming and accessible environment.

A considered landscaping strategy ensures the scheme is softened with new tree planting, pockets of green space, and communal amenity areas, enhancing both resident experience and the public realm. A total of 38 parking spaces, including 11 accessible bays, are provided alongside secure cycle storage for 40 bicycles—encouraging more sustainable modes of transport.

The scheme responds sensitively to the surrounding built context through a carefully modulated design that bridges the scale between adjacent terraced homes and the larger commercial structures nearby, such as the neighbouring B&Q warehouse. The proposal steps in height across the site, creating a dynamic and responsive street scene, with a contemporary flat roof form that minimises visual impact while aligning with recent planning approvals in the area.

Every aspect of the design has been informed by previous planning feedback and developed through a strategy that places emphasis on high-quality design, contextual response, and a strong sense of place.
